We don't need to visit your property, as we have a huge property database and specialist tools that allow us to easily check whats sold nearby and see what's happening in the local market.

All you have to do is complete a simple form (approx. 2 minutes) so we can get to know your property a bit better.

This isn't just an automated valuation report though, one of our property experts will double check the data for anomalies and take into account any home improvements you've made to ensure you get the best price for your property.

Once it's ready we'll email it over to you so you can read through it in your own time.

How property is sold has changed

Long gone are the days when local estate agents based on the high street controlled the property market.

Today, buyers start their search for a new home online and this is how we advertise your property.

We don't have the expensive overheads of a high street estate agent and we pass this saving on to you without compromising on our service.

We sell houses throughout England, Scotland and Wales - our aim is to make moving home as simple as possible.

We don't have any location specific premium pricing (e.g. if you live in London we won't charge you extra) and we won't force you to use our conveyancing services (make sure you check the small print of other estate agents).

In addition to this, we won't charge you a percentage of your sale price or tie you in to an 'exclusivity contract' (also known as a 'sole agency agreement').

With us, you simply choose whether you want to 'pay as you go' on a monthly basis or if you'd prefer to make a one-off, upfront payment.

After you've made this decision, your sale will be handled by one of the most highly rated online estate agents in the UK, who will provide you with all the help and guidance you need to see your sale through to completion.

What happens next?

After you order the sales package you want, we'll give you a call to find a convenient time to visit your property. We'll then photograph your home, as well as measure the rooms so we can create an accurate floorplan.

If you need an EPC, we'll also aim to complete this on the same day, making it quick and easy for you.

With the photographs, floorplan and EPC all complete, we then set about creating a sales description for your property.

We'll work with you to create a high quality, appealing sales description that ensures buyers get to know the best things about your home.

Once you're happy with the everything, we'll start advertising your property on Rightmove and Zoopla to get maximum buyer attention.

What happens when a buyer wants to see my home?

When a buyer contacts us requesting to view your property, we will contact you to arrange a convenient time and relay this back to the buyer.

If you've bought a package that includes viewings, we will meet the buyer at the property, at the agreed time to show them around. We are able to offer viewings across the whole of the UK due to our extensive network of property professionals.

How do buyers submit offers?

Buyers can email or phone us to submit an offer for your property. We will work with you to negotiate the best price for your home.

What happens after I accept an offer?

After you receive an offer that you want to accept, we'll notify the buyer that their offer has been accepted and guide you through the next steps of the sale process.

At this point you'll need to get a conveyancer to complete the legal side of the property transfer and we will work with the buyer's conveyancer to ensure that the transaction proceeds as quickly as possible.

After the conveyancers complete the contracts - you'll 'exchange contracts' with the buyer and your sale will be legally binding. At this point you will know your completion date - this is the date you move into your new home.

Note: If you're selling in Scotland, the sales process is slightly different than described above but don't worry, we can still help you through it.
